Start Your Idaho Lien FilingWhat Is An Idaho Mechanics Lien?
In Idaho, a mechanics lien is a statutory claim that attaches directly to the real property where work was performed or materials were delivered. It clouds the property’s title until the debt is resolved, making it a powerful payment tool in construction. Idaho Code Title 45, Chapter 5 governs mechanics lien rights and applies to both commercial and residential projects. While preliminary notices are not required for subcontractors or material suppliers on private projects, prime contractors on residential projects exceeding $2,000 must provide a statutory Residential Disclosure Statement prior to entering into the contract (Idaho Code § 45-525).
Idaho Lien Deadlines
In Idaho, you generally have 90 days from your last work or materials to file a mechanics lien. The same 90-day clock applies to everyone, and it starts the moment your last labor or materials hit the job.
